On the steep slope of E 92nd Street, a Starr Whitehouse-designed bonus plaza introduces a green, social retreat into a high-density residential neighborhood. The privately-owned public space (POPS) is integrally coordinated with the adjacent mixed-use building and built partially over structure. A sequence of three spaces greets visitors off E 92nd Street: an inviting street entrance with an accessible incline, sculptural stairs, seating steps and benches; a middle social space with fixed and movable tables and chairs; and a fountain oasis at the rear. Within a frame of woodland plantings, visitors are led through the space by a curvilinear motif of granite sett pavement, custom concrete benches and planters, and wood and steel detailing. The POPS plaza complies with the NYC Planning Standards, earning the developer bonus space in the abutting residential tower, designed by Handel Architects with terraces by Starr Whitehouse.
