The mixed use development consists of buildings arranged in a “U” containing residential, retail, and daycare facilities and occupies a full block at the northern terminus of Park Avenue. The site slopes 12’ down toward the Harlem River, creating opportunities for a variety of open spaces crafted for the visual and active enjoyment of the residents. Using 90% native plantings, the site’s leafy buffers dampen noise from the Harlem River Drive,  creating a peaceful setting. A planted roof terrace off the building’s second floor carves out a place where adults can sit and enjoy river views to the north – or keep an eye on the hillside playground below. The playground, featuring climbing equipment and two slides, is nestled into the slope beside the toddler play area. Undulating lawns defined by plantings accommodate both groups and individuals who can go for an evening stroll or relax on the grass. A triangular entry seating area at the site’s southeast corner will welcome visitors to the grounds.
